Regular board meetings require either an annual schedule distributed to all owners at the start of the year or 14 days advance notice for each individual meeting. Special board meetings require 14 days advance notice. Budget ratification meetings require 14-50 days notice after budget distribution. Annual meetings follow notice requirements in governing documents subject to WUCIOA minimums.

What Counts as Notice

Notice generally means mail delivery to the owner's address of record, or electronic delivery to owners who have opted in to receive communications electronically. Email alone is not sufficient notice unless the owner has specifically opted in. Boards need to maintain accurate owner contact records and track who has opted in to electronic delivery.
